JAKARTA, GRES.NEWS - Before constructing a building, the developer must meet a number of requirements, i.e., administrative requirements, such as building construction permit (IMB), and technical requirements, such as safety, comfort, convenience and health.
Health requirements for buildings are introduced to assure orderly management of building constructions. According to the law, buildings have a number of functions, namely residential, religious, business, social and cultural activities. The location of these buildings must comply with the Regency or Municipal Spatial Plan.
The health requirements are stipulated in Law No.28/2002 on Building Constructions states that the health requirements of buildings comprises air-conditioning, lighting, sanitation and building materials. The air-conditioning system requirement requires builders to assure air circulation and exchange by providing natural openings and/or ventilation, and/or artificial ventilation.
The lighting system requirement require that the building must provide natural lighting and/or artificial lighting, including emergency lighting.
Sanitation system must also be provided inside and outside the building. It must fulfill the owner’s or tenant’s need for clean water, dirty water, sewerage, garbage disposal and rainwater pipe system.
Meanwhile, the law also stipulates that buildings must be built with materials that pose no risk to health and negative impacts on the environment.
